Placida resort and condo project wins final Charlotte approval
■ STAFF REPORT
Last week, Jay and Cookie Feinberg won a Final Detail Site Plan approval for their Boca Grande Peninsula Resort & Marina project in Placida. The property is the old Gasparilla Fishery.
“It’s a final step,” said developer J.J. “Jay” Feinberg. “It only took us six and half years.”
The agenda item, DRC-22-00171, was approved on a consent agenda on Tuesday, Oct. 22 at the county’s regular land use meeting. There was no opposition.
The project was revised in 2023. The notable features of the approved design include raised building connections between the various parts of the project, reflecting FEMA flood elevations. Before Hurricane Ian, it

had been proposed as Banyan Gasparilla Sound, a spa and ultra-luxury development. The timing and market was not right for that approach, and the property was completely rethought after 2022.
It sits adjacent to the Placida fishing pier, to the east of the Causeway.
The development as approved will feature four three-story buildings with 155 hotel rooms, a ballroom and meeting area, 4,000 square feet of retail space, six three-story multi-family buildings with 99 dwelling units totaling 258,726 square feet, a 4,500-squarefoot restaurant within the main hotel, a 4,000-square-foot standalone restaurant. It will also include two swimming pools and a 79-slip marina.
The approval for the project does not mean the project will start. Feinberg can now talk to various partners about a joint venture to develop the property.
The 15.65-acre project is located at 13000, 13110, 13120 and 13140 Fishery Road.
“The plan has been through the cruncher,” said Feinberg. “We need to keep moving.”
